Become a House Manager in the UK with No Skills Needed – Visa Sponsorship Available

House manager jobs in the UK are well paid and genuinely in demand, but two parts of the usual sales pitch are untrue. First, this is not a “no skills needed” job. A house manager runs a private household like a small business, and employers expect years of relevant experience. Second, there is no visa sponsorship route for private household staff. A family cannot sponsor you on a Skilled Worker visa to manage their home.

If you already have the right to work in the UK, or can obtain it through another route, this is a career worth considering. Salaries in London commonly start around £45,000 and go much higher for large or multiple residences. What follows covers the real job, the pay, the agencies that recruit for it, and the honest visa position.

What Does a House Manager Actually Do?

A house manager is responsible for the smooth running of a private residence. In a smaller home, you may do hands-on housekeeping as well as administration. In a large household, you manage a team that can include housekeepers, a chef, nannies, a chauffeur and gardeners.

Typical responsibilities include:

  • Recruiting, training and scheduling household staff
  • Managing household budgets, invoices and petty cash
  • Booking and supervising contractors, from plumbers to security firms
  • Overseeing maintenance, renovations and seasonal servicing
  • Keeping inventories of art, wine, silver and wardrobe
  • Organising travel, events and guest stays
  • Preparing the property for the family’s arrival and securing it when they leave
  • Maintaining strict confidentiality at all times

Is It True That No Skills Are Needed?

No. Entry-level domestic work exists, such as cleaner or junior housekeeper, but a house manager is a senior post. Agencies normally ask for at least three to five years in private service or a closely related field, with references that can be checked by phone.

People move into the role from several backgrounds:

  • Head housekeepers and butlers promoted within private households
  • Hotel managers, housekeeping managers and guest relations managers from luxury hotels
  • Chief stewards and stewardesses from superyachts
  • Military and corporate personal assistants with facilities experience
  • Chalet and estate managers

Skills and checks employers look for

Beyond experience, expect to be asked for a full driving licence, strong written English, competence with spreadsheets and household management software, and knowledge of fine housekeeping standards. A Disclosure and Barring Service check is standard, and many employers require a signed non-disclosure agreement. First aid, food hygiene and fire safety certificates help. Training schools offer butler and household management courses, which are useful for career changers but do not replace experience.

How Much Do House Managers Earn in the UK?

Pay depends on the size of the property, the number of staff, whether the role is live-in, and location. London and the Home Counties pay the most, followed by large country estates. The figures below are typical gross annual ranges advertised by private staff agencies at the time of writing. They are not guarantees, and you should compare live vacancies.

RoleTypical gross salaryExperience expected
Housekeeper£30,000–£45,0002+ years in private homes or hotels
Head housekeeper£40,000–£55,0005+ years, team supervision
House manager (single residence)£45,000–£70,0005+ years, staff and budget management
House manager (large or multiple residences)£70,000–£100,000Extensive private service career
Estate manager£70,000–£120,000 or moreSenior management of land, property and staff
Domestic couple (combined)£60,000–£90,000Complementary skills, usually live-in

Live-in roles include accommodation, which has real value given London rents, though the salary may be a little lower. Any role must pay at least the National Living Wage for the hours worked, which is £12.71 an hour from April 2026 for workers aged 21 and over.

Is Visa Sponsorship Available for House Managers?

In practical terms, no. Here is why.

  • Sponsor licences are for organisations. To issue a Certificate of Sponsorship, an employer must hold a sponsor licence and be a genuine operating business with HR systems. A private individual employing staff in their own home does not fit that model.
  • The skill and salary rules. Since July 2025, new Skilled Worker sponsorship generally requires a graduate-level (RQF 6) occupation and a salary of at least £41,700 or the going rate. Housekeeping and household occupations are classified below that level.
  • No domestic staff category. The UK has no long-term work visa designed for private household employees.

Occasionally a family office, estate company or property management firm with a sponsor licence employs senior managers. Whether such a role is sponsorable depends on the genuine occupation code and salary, and the Home Office scrutinises these cases. Do not plan your move around this exception.

What about the Overseas Domestic Worker visa?

This visa is often misdescribed online. It allows a domestic worker who has already worked for an employer abroad for at least a year to accompany that employer on a visit to the UK. It lasts a maximum of six months and cannot be extended. You can change employer during that time, but only until the original visa expires.

It is not a way to come to the UK and look for house manager jobs, and it does not lead to settlement. Anyone selling it as a sponsorship route is misleading you.

Who Can Legally Apply for House Manager Jobs?

You can apply if you hold one of the following:

  • British or Irish citizenship
  • Indefinite leave to remain, or settled or pre-settled status under the EU Settlement Scheme
  • A spouse, partner or other family visa with the right to work
  • Dependant status on a partner’s Skilled Worker, Student or Global Talent visa
  • A Graduate visa
  • A Youth Mobility Scheme visa, available to young people from countries including Australia, Canada, New Zealand, Japan, South Korea and India through its own scheme
  • A UK Ancestry visa, for Commonwealth citizens with a UK-born grandparent
  • Refugee status, or a BN(O) or Ukraine scheme visa

How to Become a House Manager Step by Step

  1. Build the right experience. If you are new, start as a housekeeper, in luxury hotel housekeeping or on yachts, and aim for supervisory duties.
  2. Collect verifiable references. Private employers rely on them heavily. Keep written references and current phone contacts.
  3. Get your checks ready. Apply for a basic DBS certificate, and obtain police certificates from countries where you have lived.
  4. Write a private service CV. List each household by size and staff numbers without naming the family. Include a professional photo only if the agency asks.
  5. Register with reputable agencies. Long-established private staff agencies in London include Greycoat Lumleys, Eden Private Staff and Polo & Tweed. Check each agency’s current vacancies on its own website.
  6. Prepare for trials. Many families ask for a paid trial day or week. Treat it as the real interview.
  7. Insist on a written contract. It should state salary, hours, duties, holiday, notice and, for live-in roles, the accommodation terms.

What Rights and Costs Should Household Staff Know About?

Employment rights

Private household employees have the same core rights as other workers. Your employer must run PAYE, provide payslips, pay at least the legal minimum wage, give 5.6 weeks of paid holiday and enrol you in a workplace pension if you qualify. Working time limits and rest breaks apply.

For live-in roles, only a limited accommodation offset can count towards the minimum wage. Cash-in-hand arrangements leave you without National Insurance contributions, sick pay or proof of income for a tenancy or mortgage. ACAS gives free advice on employment disputes.

Housing and insurance

If the role is live-out, housing will be your biggest cost, especially in central London where most of these jobs are. Commuting from outer zones is common. Our guide to finding cheap UK housing explains deposits, guarantor services and Right to Rent checks.

If you drive the employer’s vehicles, confirm that you are named on their motor insurance. Most visa holders pay the Immigration Health Surcharge of £1,035 a year with their application, which gives access to the NHS. Some households offer private medical insurance as a benefit for senior staff.

Verify before you apply

Domestic work attracts misleading offers because the employers are private and hard to verify. Watch for these signs:

  • An offer made without an interview, often quoting a very high salary
  • Requests for money for a visa, a Certificate of Sponsorship, training or a “work permit”
  • An “employer” who communicates only by messaging app
  • Requests to send your passport or bank details before any contract

Legitimate agencies are paid by the employer and do not charge candidates for finding work. Legitimate employers do not charge for job offers or sponsorship. This article is general information, not legal advice; for your own case, use an adviser regulated by the Immigration Advice Authority or a solicitor.

Frequently Asked Questions

Do house managers have to live in?

No. Both arrangements are common. Live-in roles are typical on country estates and in households that travel often, while many London positions are live-out with set hours and some flexibility for evenings.

Are there house manager jobs outside London?

Yes. Country estates in the Cotswolds, Surrey, Hampshire and the Scottish Highlands employ house and estate managers. These roles often suit couples and may include a cottage on the estate.

How is a house manager different from a butler?

A butler focuses on personal service, table service and care of the principal’s belongings. A house manager focuses on administration, staff and the property. In smaller households the two roles are frequently combined.

Can I start in housekeeping and work up?

Yes, and this is the most common path. Hotel and private housekeeping both count. Our guides to housekeeping jobs in Northern Ireland and domestic jobs in Texas show how entry-level household work is structured in other markets.

Do I need a degree?

No. Employers value proven experience, discretion and references over formal education. A hospitality management qualification can help you move into larger households faster.

Bottom Line

House management is a skilled, well-paid career, not an unskilled job, and it cannot currently be reached through visa sponsorship. If you have the right to work in the UK, build private service experience, register with established agencies and insist on a proper contract. If you do not, focus first on a visa route you genuinely qualify for, and ignore anyone offering to sell you a sponsored household job.
